Affordable Senior Housing Complex Celebrated in Patchogue

Patchogue, NY – August 25, 2008 – (RealEstateRama) — Assistant DHCR Commissioner Greg Watson, director of the NYC Regional Office, attended a ribbon cutting to celebrate the success of Pinehurst, Conifer Village III at Patchogue. The beautiful affordable senior rental complex was developed by Conifer Realty and the Community Development Corporation of Long Island.

The project is the new construction of a three story building containing 140 rental units of mixed income senior housing, financed by the Federal and State Low Income Housing Program. Fourteen of the units are available to market rate tenants. “This is what affordable housing looks like today,” said Watson. “It is where our mothers, grandmothers, fathers and grandfathers live and looks no different than the market rate housing on Long Island.” Pinehurst is the last phase of rental units at Conifer Village for seniors 55 and older, providing renters with safe affordable housing without sacrificing amenities. Pinehurst boasts a fitness and community center, wireless internet, a homecare facility, computer lab and library.

Half of the units will be affordable to households with incomes up to 60% of the area median income; an additional 56 units will be affordable to households with incomes between 61% and 90% of area median income. Seventy units are targeted to the frail elderly, a funding priority for DHCR.

Pinehurst is another example of the type of affordable housing showcased in DHCR’s Public Service Announcements currently being broadcast on television and radio stations throughout the state.

Marianne Garvin, president of Community Development Corporation of Long Island, said, “CDC is committed to providing safe and supportive housing for our residents. Pinehurst sets a terrific precedent to build more affordable rentals for Long Island’s lower-income seniors, allowing them to transfer from empty nest homes to a quality affordable community.”

Also in attendance were Michael Harrison, Governor Paterson’s Long Island Regional Representative, State Senator Ceasar Trunzo, Brookhaven Town Councilman Timothy Mazzei and Supervisor Brian Foley, Vice President of Business Development for Conifer Realty, LLC, Andrew Crossed, Suffolk County Legislator Jack Eddington and Jill Rosen-Nikoloff, Suffolk County Housing Director.
