50 affordable apartments will help revitalize Syracuse’s Northside

Albany, NY – April 22, 2009 – (RealEstateRama) — Commissioner VanAmerongen was on hand recently to break ground on Prospect Hill Homes, a quality affordable housing development that is part of a major effort to revitalize Syracuse’s Northside neighborhood.

Prospect Hill is a partnership between state, federal, and local governments, as well as St. Joseph’s Hospital Health Center, a Northside landmark and one of the largest employers in Syracuse. Part of the community renewal project includes expanding the hospital’s campus. The goal of this effort is to support new and existing business and help make the neighborhood safer and more attractive to residents, hospital employees, and visitors.

DHCR awarded $2.2 million in funding for the $11.8 million development, and $1,000,000 in tax credits that will leverage approximately $9 million in additional funds. The development team includes Housing Visions Consultants, Inc. and Home HeadQuarters, Inc. The project compliments facility expansion and neighborhood revitalization efforts underway by St. Joseph’s Hospital.

Commissioner VanAmerongen said, “This is a great day for DHCR and our partners, and for the entire City of Syracuse. Prospect Hill Homes will revitalize the center of the Northside neighborhood and make it an affordable, safe place to live. This is an example of thoughtful urban planning and community renewal that will make this blighted area a place that residents will be proud to call home and the people who work at and visit St. Joseph’s Hospital Health Center will enjoy.”

The development will exceed DHCR’s Green Building Initiative and Energy Efficiency requirements. Design features include energy-efficient windows, Energy Star appliances, light fixtures, and heating systems. The development will also include accessible units for people who are mobility impaired and two apartments will be fully accessible for people with hearing or visual impairments.
