OGS TO HOLD PUBLIC AUCTION FOR 50 ACRES OF FARMLAND IN KINDERHOOK ON NOVEMBER 9

Washington, D.C. – (RealEstateRama) — New York State Office of General Services (OGS) Commissioner RoAnn M. Destito today announced a public auction for approximately 50 acres of state-owned farmland on State Farm Road in the town of Kinderhook, Columbia County will be conducted at 10:30 a.m. on Thursday, November 9. The auction will take place at the Kinderhook Town Clerk’s Office, 3211 Church Street in Valatie, with registration beginning at 10 a.m.

Description of State Farm Road Property

This property is approximately 50 acres of primarily vacant land is situated on both sides of State Farm Road. The approximately 30 acres on the west side of the road is vacant cropland. The approximately 20 acres on the east side of the road is partly cleared and tillable, dropping off to the Valatie Kill at the back end of the property. There is also a large pole barn, a two-bay garage, a root cellar, and a mobile home on the property. Approximately 25 percent of the entire property is wooded.

The property has approximately 1,790 feet of frontage on the west side of State Farm Road, from the property line directly across the road from Konkle Lane — the access road to the town’s Volunteer Park — and heading toward Route 9. It has approximately 380 feet of frontage on the east side of State Farm Road, located midway between Dogwood Knolls and the Ichabod Crane Primary School campus.

Terms for the properties:

The property is being sold “as-is” with a deed covenant that includes a restriction, limiting the property to agricultural uses. Prospective bidders are encouraged to obtain professional advice, prior to the public sale to assure compliance with building codes and any planned use of the property. They are also encouraged to contact a financial institution prior to the auction in order to obtain pre-contract credit clearance and borrowing guidelines.

Interested bidders will be required to present an initial deposit in the form of a certified check or bank draft in order to register. Checks should be made payable to either the Commissioner of General Services or the bidder.

A 5 percent broker’s commission will be paid by the State of New York to a qualified real estate broker who represents the successful bidder at the time of the closing. Bidder and broker affidavits must be submitted to OGS Legal Services by 4 p.m. on Tuesday, November 7.
