184 KENT, WILLIAMSBURG;S NEW LUXURY RENTAL, SIGNS 100TH LEASE

Momentum Prompts Introduction of Building’s Second Phase

Brooklyn, NY – April 23, 2010 – (RealEstateRama) — 184 Kent, the new rental building on the Williamsburg waterfront, announced today that it has signed 100 leases since it began renting in February. The building, located between North Third and North Fourth streets at the edge of the East River, offers a collection of 340 lofts in studio, one-, two- and three-bedroom configurations.

“The market response to 184 Kent has been fantastic. In three months we’ve leased nearly all of our initial phase and we’re now excited to release phase two,” said Jason Halpern, managing partner of JMH Development, which owns 184 Kent and led its transformation. “The leasing momentum we’ve seen early on is a tribute to the building’s strong appeal and the fact that it’s the only true luxury rental in Williamsburg.”

Designed by master architect Cass Gilbert and built in 1915, 184 Kent Avenue originally served as headquarters for Austin, Nichols & Company, the maker of Wild Turkey bourbon and other brands.  JMH Development recently completed a comprehensive two-year renovation of the seven-story building, creating luxury lofts and exceptional common areas within the historic structure that is listed as a “nationally significant building.”

Robert Scaglion, senior managing director of residential marketing at Rose Associates, Inc., said: “184 Kent is a hot building in a great location and renters have reacted favorably to the property’s spacious apartments and numerous amenities.  The leasing office is also reporting significant interest from creative professionals and people involved in the media and entertainment industries.”

Each residence at 184 Kent is equipped with natural stone countertops, custom cabinetry and GE stainless steel appliances. Bathrooms have stone-tiled walls and floors, and soaking tubs.  All apartments feature 12-foot ceilings and teak floors throughout. There is a washer and dryer in each home, and many apartments have private outdoor terraces.

The property, which has a 24-hour doorman and a valet-attended parking garage, has a striking lobby with double-height ceilings. A 20,000-square-foot interior courtyard will provide a rare landscaped sanctuary to 184 Kent’s residents and guests. In addition, there is a large rooftop sundeck with sweeping vistas of the East River, Williamsburg and the Manhattan skyline.  184 Kent’s two-level amenity area offers tenants a library with garden views, a state-of the-art fitness center overlooking the river and the city, a tenant lounge area, and a children’s playroom.

Rose Associates, Inc. is the exclusive leasing agent for 184 Kent Avenue’s 340 residences. The leasing office, located at 184 Kent Avenue in Williamsburg, is open every day from 10 a.m. to 6 p.m. Current availability, floor plans and other information is available at www.rentonkent.com.

Virtually all of 184 Kent Avenue’s original features have been meticulously preserved, including Cass Gilbert’s distinctive coved cornice, the original concrete freight canopies, and the exposed beams and columns. The building, which comprises an entire city block, is defined by its Egyptian revival style, white concrete walls and its 1,200 one-of-a-kind windows, all of which have been replaced with new, more energy-efficient versions that were custom crafted to replicate the originals
