National Utility Management Firm Take Pre-Built At W&H Properties’ 112 West 34th Street

NEW YORK CITY, NY – November 14, 2011 – (RealEstateRama) — Taylor Consulting and Contracting, a national utility management firm, has leased a pre-built space on the 15th floor of W&H Properties’ 112 West 34th Street, announces Anthony E. Malkin, president of Malkin Holdings LLC, which supervises the W&H Properties portfolio.

The tenant will occupy its new space in the first quarter of 2012.

“112 West 34th Street’s complete transformation into an ideal environment for top-tier businesses seeking quality office space is a major success story within the W&H Properties portfolio,” says Mr. Malkin. “Based on leasing activity throughout the past few years, it is clear that brokers and their clients recognize the change.”

Tenants at 112 West 34th Street whose lease signings closely preceded Taylor’s include Access.1, SolArc, Schneider Electric, Leviton Manufacturing and Terremark Worldwide.

“The building’s pre-builts have made a major contribution to the success story,” Mr. Malkin adds. “But the real news is our full and contiguous floors, which are seeing strong activity from corporate tenants.”

Taylor Consulting and Contracting has over 50 years of combined experience in regulated utility consulting and deregulated energy sales. Through sales of proprietary energy deliverables such as UtilityModule and EnergyAuctions, the firm has become the fastest growing energy services organization on the East Coast.
With headquarters in Avoca, Pennsylvania, Taylor operates satellite offices in Philadelphia and Boston, in addition to New York.

Ira Rovitz of Grubb & Ellis represented Taylor in the lease negotiations. Mitchell Arkin, Kelli Mekles and Haley Klein of Cushman & Wakefield represented the landlord.

Located across from the Macy’s flagship location, 112 West 34th Street contains 26 stories, and more than 750,000 square feet of modern office space. 112 West 34th street is steps from Penn Station, Grand Central Terminal, Long Island Rail Road, New Jersey Transit, the Port Authority Terminal, PATH, 15 subway lines and all major bus lines.

112 West 34th Street recently completed a top-to-bottom $80 million upgrade program that includes a sleek, new modern and energy-efficient glass curtain wall; a renovated stone and marble lobby, which features a 30-foot undulating ceiling, state-of-the-art security desk with concierge services, and new entryways at both 34th and 33rd Streets; renovated restrooms and air-conditioned public corridors; upgraded building-wide systems, including state-of-the-art life safety, electrical, security, plumbing, and HVAC with a direct digital control Building Management System (BMS); and several other energy efficiency upgrades.
