New York – (RealEstateRama) — The New York City Economic Development Corporation (NYCEDC), in partnership with the Department of Housing and Preservation (HPD), is releasing a request for expressions of interest (RFEI) for the long-term lease and redevelopment of an approximately 158,000 square foot site along the Harlem River in the South Bronx. The site is currently vacant and represents a unique opportunity to create an iconic gateway for the southwest Bronx, connect residents to the Harlem River waterfront, and support the growth of the Lower Concourse neighborhood. Lower Concourse North is conveniently located near the 2, 4 & 5 trains at 149th Street and Grand Concourse, a major corridor in the South Bronx community that is home to key institutions like Hostos Community College and Lincoln Hospital. The Lower Concourse North site, adjacent to the 145th Street Bridge connecting Manhattan and the Bronx, is also located across from the Bronx Terminal Market shopping mall, just south of Yankee Stadium, and overlooks the picturesque Harlem River. Redeveloping Lower Concourse North provides opportunities to expand access to the adjoining Mill Pond Park, which was completed by NYCEDC in 2009.
The City seeks RFEI responses that include a mixed-income affordable housing project that will include a commercial/community facility program and publically accessible open space, which will encourage pedestrian activity and neighborhood connectivity.

Redevelopment of the site is part of Mayor de Blasio’s commitment to investing nearly $200 million in the South Bronx in order to establish connectivity along the Harlem River waterfront, create affordable housing, build new infrastructure, strengthen the shoreline and create commercial and community facilities that provide amenities and services to the surrounding neighborhood.
