Firm to provide exclusive agency leasing services for 56-story, 1.7 million-square-foot, Class A office tower in new Hudson Yards district
NEW YORK, NY – June 28, 2012 – (RealEstateRama) — Jones Lang LaSalle was selected by Extell Development as the exclusive leasing agent for One Hudson Yards. The developer tapped the company to provide a full range of commercial office leasing services for the 56-story, 1.78 million-square-foot Class A office building.
The Jones Lang LaSalle team overseeing the agency leasing assignment is led by Frank Doyle, vice chairman, and Derek Trulson, international director; and includes Michael Shenot, managing director; and Randy Abend, vice president.

Extell Development has already begun excavation work at the site of One Hudson Yards, which is located on the east side of 11th Avenue between West 33rd and West 34th streets, directly across the street from Javits Convention Center. The company is actively engaging the market and is planning to begin construction of the 56-story, 1.78 million-square-foot office tower once it has signed a lease with a lead tenant at the property.
The developer is planning to seek LEED certification for One Hudson Yards and is evaluating sustainable green building and development practices to include in the design of the building. Tenants who commit to leasing space at the office tower may be offered direct input into the building’s design and aesthetic.
“One Hudson Yards will rise on the most strategically situated site in the up-and-coming Hudson Yards district,” said Trulson. “This state-of-the-art office tower will benefit from having direct access to the No. 7 line subway station, the beautiful new Hudson Boulevard Park and the main 34th Street corridor.”
As part of the Hudson Yards Redevelopment Program, the Metropolitan Transportation Authority is building a new subway station to extend service on the No. 7 train to the Far West Side. The new station is located at 34th Street and 11th Avenue, directly in front of the One Hudson Yards site. Extell Development worked closely with the MTA on the construction of the new station, with elements of the new building’s foundation incorporated into the effort.
One Hudson Yards will feature floor plates that range from 43,000 square feet at the base to 28,000 square feet in the tower floors, with slab heights ranging from 15 feet at the base to 14 feet in the tower floors. The building will include floor-by-floor air handling units with a central chilled water system, a high-speed destination dispatch elevator system, state-of-the-art telecommunications and a computer‐controlled card access security system.
