NYCEDC Seeks Developer For The Hub at 149th Street in The Bronx

New York, NY – June 24, 2010 – (RealEstateRama) — New York City Economic Development Corporation (NYCEDC) today issued a Request for Proposals (RFP) for the purchase and development of two adjacent parcels of land within the Bronxchester Urban Renewal Area of the Mott Haven neighborhood in the Bronx. The sites are located adjacent to “the Hub”, and will serve to expand this already thriving regional retail and business district centered at the intersection of Third Avenue, Melrose Avenue and East 149th Street. The sites also fall within the Food Retail Expansion to Support Health (“FRESH”) incentive program area, with the closest full-service grocery stores almost half a mile away. The two parcels (7A and 7B) represent approximately 112,000 square feet of land to be developed. “The development of the Hub at 149th represents a great opportunity for the South Bronx,” said New York City Economic Development President Seth W. Pinsky. “We look forward to reviewing prospective developers’ proposals to turn the 112,000-square foot site into vibrant community and commercial centers that will benefit all the residents in the surrounding neighborhoods.”

Site 7A is an approximately 53,800 square foot parcel located at 430 Westchester Avenue in the Bronx. There is currently a two-story 15,000 square foot building that will be delivered vacant, but is expected to be demolished by the selected developer. Site 7B is an approximately 58,000 square foot vacant parcel located between East 149th Street, Brook Avenue and Westchester Avenue. 

The Bronxchester Urban Renewal Plan designates Site 7A for public and semi-public uses including, but not limited to, schools, playgrounds, community centers and health facilities.  The Plan designates Site 7B for commercial uses including supermarkets. Proposals that meet these criteria are not expected to require ULURP.

The development of these sites will strengthen the commercial and retail corridor between the Hub and Melrose Commons and also foster uses that complement the Hub and surrounding business and residential developments. The Hub is one of the busiest intersections in the Bronx where more than 200,000 pedestrians pass through daily.

NYCEDC is seeking proposals for either Site 7A and Site 7B together, or for Site 7B alone.  Respondents may not propose a project that only includes Site 7A.
