SALES LAUNCH AT KIRKMAN LOFTS, NEW RESIDENTIAL DEVELOPMENT IN DUMBO

Circa 1915 Soap Factory Converted into New Condominium Development

New York, NY – May 2, 2011 – (RealEstateRama) — Halstead Property Development Marketing today announced the launch of sales at Kirkman Lofts, a new residential condominium in DUMBO, Brooklyn.

Located at 37 Bridge Street between Water and Plymouth Streets, Kirkman Lofts (www.kirkmanlofts.com) is being redeveloped into condominiums after once housing Kirkman & Sons, the country’s leading soap producer in the early 20th Century.  The Kirkman & Sons factory building was originally constructed in 1915, and the new condominiums will pay homage to the building’s history as part of the industrial era. One of these incredible design features is the use of the original steel silos, which now form the entrances to each apartment, creating unique hallways that are unlike any other building in New York City, and are used as design accents throughout the residences.

“Our goal was to preserve the unique industrial touches that give the building a personality all its own.  By adding contextual finishes to the authentic historic details, we have developed a building that is one-of-a-kind and formed extraordinary spaces that are both contemporary and industrial,” said Stephen G. Kliegerman, executive director of Halstead Property Development Marketing. “Buyers at Kirkman Lofts will have the chance to own something truly unique, at prices that are a value compared to neighboring buildings, and in an area where the property values are very strong.”

Other design features that evoke the industrial era at Kirkman Lofts include the oversized, custom industrial-inspired windows and reclaimed wood accents that are installed in common areas and throughout the homes, as well as the simple brick façade, which blends in with the neighboring buildings.

Kirkman Lofts features 45 condominium residences in a mix of a studio, one, two, three and four-bedroom homes ranging in size from approximately 839 – 2,803 square feet and in price from $555,000 – $1.6 million.  The development features many unique floor plans, including lofts with sunken living and dining rooms and studios and one-bedrooms with large home offices. The development will also include three  unique four-story townhouse units, which will have private entrances, internal elevators and roof decks.   The on-site sales office will officially open on May 1, 2011, but viewing will be made by appointment until then.  Construction is expected to be complete in late summer 2011.

All apartments will include solid hardwood oak flooring and washers and dryers housed in tiled closets.  Kitchens are designed with clean lines, featuring locally sourced millwork by Avalon Custom Woodworking in Brooklyn, Baltic Birchwood detailing, and sleek black LG or KitchenAid refrigerators, energy-smart GE or Whirlpool microwaves, stainless steel Bertazonni ranges and Bosch dishwashers.
Bathrooms will include Toto dual-flush toilets, porcelain bathtubs and separate walk-in showers, all finished with penny tiles, Grohe fixtures, custom wood vanities, and Kohler sinks.  QuietRock soundproofing drywall was used to construct walls between apartments and at corridors, creating extra-quiet residences.

Amenities at Kirkman Lofts include a common roof terrace with sweeping Manhattan skyline and Manhattan Bridge views, bungalows available for sale, a second common terrace on the fifth floor, virtual doorman and concierge service, fitness room, bicycle and private storage, and package and delivery storage.
