Carrier Signs Lease at W&H’s 1350 Broadway

NEW YORK CITY, NY – April 25, 2012 – (RealEstateRama) — Carrier, the world’s leader in high technology heating, air-conditioning and refrigeration solutions — and a subsidiary of United Technologies Corporation (NYSE:UTX) — is the latest corporate tenant to join W&H Properties’ Broadway Office portfolio, announces Anthony Malkin, president of Malkin Holdings LLC, which supervises W&H Properties.

The HVACR giant signed a lease for nearly 6,000 square feet on the 23rd floor of 1350 Broadway, and will occupy its new space in June.

Headquartered in Farmington, Connecticut, Carrier has 32,000 employees. Its revenues in 2009 totaled $11.4 billion.

“Broadway between 34th Street and 42nd Street used to be off the radar for quality, credit tenants,” says Mr. Malkin. “But starting a few years ago, we upgraded our four office buildings along Broadway, and brokers and tenants began to recognize that this area has great office assets, unbeatable convenience to all mass transportation, and great amenities. The result is that many companies finally enjoy a top-tier office option within the neighborhood that meets their high standards with surprising affordability.

“Carrier follows transactions with several prestigious firms within our Broadway Office portfolio in recent years,” he continues. “These firms include eBay’s e-Dialog, Ipreo, Kohl’s, NICE Actimize, Equifax, Aetna Life Insurance, Océ USA, and Hatch Mott MacDonald, to name just a few.”

David Itzkowitz of Cushman & Wakefield represented Carrier in the lease negotiations. Robert Silver, Anthony Sciacca and Neil Rubin of Newmark Knight Frank represented the landlord.

Situated in the Broadway Office Corridor, across from Macy’s flagship location, 1350 Broadway contains 25 stories and more than 400,000 square feet of modern office space. It offers unsurpassed access to transportation, being just steps from the Long Island Rail Road, Metro North, New Jersey Transit and Amtrak at Penn Station, Port Authority, PATH, 15 subway lines and all major bus lines.

The building recently completed a $53 million upgrade program that includes a new lobby, renovated elevators, a new roof and façade, renovated air-conditioned public corridors and restrooms, and upgraded building-wide systems, including state-of-the-art electrical, plumbing, HVAC and security.

Part of the W&H Properties Pre-War Trophy office portfolio, the building is supervised by Malkin Holdings LLC, one of New York City’s most financially stable ownerships. W&H Properties is committed to sustainable property operations and development, including energy efficiency, water use reduction, waste and recycling and indoor environmental quality initiatives.

Available space at 1350 Broadway includes W&H portfolio-standard, high-end pre-built units from 3,100 to 7,700 square feet and other spaces up to 7,400 square feet.
Broker commissions are paid in full upon lease signings.
